Built for New Zealand rentals
Property-management software for one to four rentals
Get the records and reminders of a professional system without buying a platform designed around a large rent roll.
RentManager is designed around the jobs a self-managing landlord with a small portfolio actually repeats: setting up a tenancy, tracking rent, handling bonds, documenting inspections and repairs, staying compliant and preparing tax records.
Product capability reviewed 6 September 2026.
What the workflow includes
Start with one property on the $9 plan and keep the same workflow as the portfolio grows.
Keep each property, tenancy, person, payment and document connected without enterprise setup work.
Use NZ-specific notices, Healthy Homes tracking, bond workflows and IR3R-oriented records.
Choose self-management while retaining clear evidence and the option to share work with an accountant or property manager.
How it works
- 1
Add the property and current tenancy, then upload or build the supporting agreement.
- 2
Bring in rent and expense history, set compliance dates and schedule the next inspection.
- 3
Use reminders and linked records for the weekly work, then produce reports when they are needed.
Scope and limitations
RentManager is not a full enterprise trust-accounting or body-corporate suite. The current plans cover up to ten properties and focus on residential landlords and small property-management operations.
