No. RentManager NZ is property management software, not accounting software. We track rental income and expenses per property in NZ tax-year format (April-March) with IRD-aligned expense categories, generate P&L reports and tax summaries, and export everything your accountant needs. But we do not prepare or file tax returns — that is between you and your accountant.
We integrate with Xero so your rental data flows directly into your accounting. Rent payments matched in RentManager automatically appear as reconcilable invoices in Xero — with GST handled correctly. We also export in Xero CSV and MYOB OFX formats.
Yes. Connect your Xero account from Accounting → Xero Sync and your rental income and expenses sync automatically. When you match a rent payment, an invoice is created in Xero. When you record an expense, a bill is created with the correct GST treatment. Your accountant opens Xero and everything is already there — matched to the bank feed, ready to reconcile.
You can also invite your accountant to view your RentManager data directly via Accounting → Team Access, or export in Xero CSV, MYOB OFX, or IR3R accountant format.
All prices are GST-inclusive. Every plan includes bank sync and auto-reminders. No setup fees, no per-property add-ons, no surprises.
Yes. Refer another landlord to RentManager NZ and when they subscribe to Standard or above, you both get a free month added to your subscription.
After signing up, go to your Billing page and click Generate Referral Code. Share the code with another landlord. When they enter it during signup and subscribe to Standard or above, you both receive a free month. You can have up to 3 active codes at a time, with a lifetime maximum of 20 referrals per account. New users must redeem codes within 60 days of creating their account.
Upload a CSV export from your bank and we automatically match transactions to your tenancies. We support all major NZ banks (ANZ, ASB, BNZ, Westpac, Kiwibank, TSB, and others). Live bank sync via NZ Open Banking is coming soon - once available, transactions import automatically with no manual uploads needed.
We do not collect rent on your behalf. Your tenants pay you directly - as they always have. We read your transactions and automatically match payments to tenancies. Your rent lands in your account the moment it's paid, with no delays.

Create maintenance requests with a title, priority (low/normal/high/urgent), assigned contractor, and estimated cost. Track each job through stages: reported, assigned, in progress, completed. Record actual costs when done. Everything is linked to the tenancy and visible on the overview dashboard.
Yes. Pre-written templates for common NZ landlord communications - inspection notices, maintenance acknowledgements, rent increase confirmations, lease renewals, overdue rent reminders, breach notices, and welcome letters. Select a tenancy, and placeholders are auto-filled with your tenant details. Send by email with one click - each email includes a signed PDF attachment and is automatically logged to the tenancy timeline for Tribunal-ready record keeping. Or print and post.
Yes. Each property tracks all five Healthy Homes standards individually: heating, insulation, ventilation, moisture and drainage, and draught stopping. For each standard you record the compliance status and date. The properties list shows a badge so you can see compliance at a glance across your portfolio.
Under the Residential Tenancies Act 2024, rent increases require 90 days written notice and can only happen once every 12 months. RentManager NZ calculates the earliest legal date for your next increase, generates the required notice document, and tracks the countdown so nothing slips through. Rent decreases have no notice period - the system knows the difference.
Yes. Create a case, and the system generates a complete rent arrears schedule in the format the Tribunal expects - each period, amount due, amount paid, days late, and running balance. For property damage claims, add items (carpet, vinyl, paint, blinds, curtains, furniture, appliances, and more) with replacement costs and the system calculates depreciation-adjusted claim amounts using the Tribunal standard formula. Dates auto-fill when you change the case status. One-click evidence bundling merges all correspondence, inspection reports, and documents into a single page-numbered PDF ready to file.
Yes. Record the bond amount, manage lodgement with Tenancy Services, track the bond reference number, and upload your lodgement receipt. The system alerts you if a bond has not been lodged within 23 working days as required by the RTA.
Yes. All plans include built-in digital signatures. Upload a document, review it, and sign with one click - your signature is timestamped, tamper-proof, and publicly verifiable via a unique link. Multi-signer ceremonies let both parties sign the same document. Photos taken on your phone are automatically converted to PDF before signing.
RentManager Apply (apply.rentmanager.nz) is our tenant-facing portal. Prospective tenants create a rental profile with personal details, employment, 24-month address history, references, and documents. They can share their profile with landlords who use RentManager. The free tier lets tenants build a full profile and share it with unlimited landlords. The Ready tier ($10) adds bank-verified income - landlords see a green verified badge.
To receive profiles: from your Applicants page, click + Add prospective tenant and enter the applicant's email. If they already have a profile they are notified to share it with you. If they are new, they receive an invite to create a free profile. Shared profiles appear in your Applicants list with a red dot badge for unviewed profiles.
Absolutely. If you manage properties on behalf of landlords - whether as an independent PM, a real estate agent doing management on the side, or a small agency - RentManager NZ works for you. Import your trust account transactions via CSV, track rent across all your managed properties, send RTA-compliant notices, and keep everything organised. No need for expensive enterprise PM software when you manage 5-30 properties.
Trust account features including automated payout calculations and monthly owner statements are on our roadmap. Today, you can import transactions via CSV and RentManager NZ will match payments to tenancies automatically. Live bank sync via NZ Open Banking is coming soon.
Palace and Re-Leased are designed for large property management companies (50+ properties) and cost $200+ per month. RentManager NZ is built for small operators - independent PMs, solo agents, and boutique agencies managing up to 30 properties. You get the same core features (rent tracking, arrears, notices, inspections, documents) at a fraction of the cost. If you outgrow us, upgrade. But most small PMs never need what the enterprise tools charge for.
Not yet. Tenant finding (TradeMe, realestate.co.nz, OneRoof) is outside our current scope. We focus on managing the tenancy from move-in to move-out. However, you can receive and review prospective tenant profiles via RentManager Apply.
