Thinking of switching from myRent? A straight, side-by-side comparison
Quick question - are you reading this as a:
myRent prices per property plus GST (about $20 for the first property and $9 for each extra), and its hands-free rent collection routes your rent through myRent's bank account. RentManager is one flat price with GST absorbed (NZ$9/$19/$29 a month for 1/5/10 properties), rent goes straight into your own bank account, and you can move across in an afternoon by uploading your existing agreement at rentmanager.nz/upload-agreement.
Self-managing your rentals?
RentManager tracks rent, compliance, and tenancy documents. Free for your first property.
myRent is a good product. It has been around since 2017, it has a large NZ tenant audience, and a lot of landlords are happy with it. If it works for you, there is no reason to change for the sake of it.
But if you are weighing RentManager against it, here is a straight answer on how the two differ, including the parts where myRent is currently ahead of us.
The price difference: flat vs per-property, and GST
myRent prices per property, plus GST. At the time of writing that is about $20 +GST for your first property and roughly $9 +GST for each additional one, which caps higher up the range. Because most residential landlords cannot claim GST back, the GST is a real cost to you, not a wash.
RentManager is one flat price for your whole portfolio, and we absorb the GST - the number you see is the number you pay:
- Starter: $9/month, 1 property
- Standard: $19/month, up to 5 properties
- Standard+: $29/month, up to 10 properties
(Property managers running larger portfolios have higher tiers with extra functions.)
Worked example, four tenanted properties, steady state:
| Item | myRent | RentManager |
|---|---|---|
| Management, per month | ~$47 +GST (~$54.05) | $19 flat |
| Management, per year | ~$564 +GST (~$648.60) | $228 |
| Rent collection add-on | ~$14-15 +GST each / month | not needed (see below) |
| Roughly, per year | ~$648 (or ~$1,450 with rent collection) | $228 |
So on management alone RentManager works out close to a third of the cost for a four-property landlord, with no per-property creep and no GST added on top of feature add-ons. (Always check both providers' current pricing pages for yourself before deciding.)
Where your rent money goes
This is the part we feel most strongly about. With myRent's hands-free rent collection, the rent is paid into myRent's bank account and then passed on to you.
RentManager never holds your money. Rent is paid straight into your own bank account - we are never in the middle of it. You import your bank statement and we match payments and track arrears for you.
Live automatic bank-feed sync (read-only, with your consent) is on the way: we are going through Consumer Data Right accreditation with MBIE, and it switches on once that completes. Either way the principle does not change - your money is your money, in your account, the whole time.
Where myRent is currently ahead of us
Two things myRent does today that we do not yet match:
- Listing distribution. myRent can push a vacancy out to the major NZ listing sites, including Trade Me, as a paid add-on. RentManager has its own listing page with a map and an enquiry inbox, and a one-click invite-to-apply, but we do not yet syndicate to the big portals. That is on our roadmap.
- A paid, integrated tenant credit and background check. myRent offers one-off bureau checks; we do not have a paid bureau report. Our planned answer is a bank-verified rental profile (the tenant connects their bank and shares a verified income summary) plus a rent-payment reputation signal - both arrive with our Consumer Data Right accreditation, which is in progress (so: not live yet, but we are working hard on it).
If a bureau check is essential to how you screen today, weigh that in - and we can help you arrange a credit report on a tenant when it matters. In our professional view, though, a solid reference check and a recent bank statement do most of the screening work.

Switching takes about an afternoon (or 30 seconds to start)
You do not have to re-type anything. Upload your current tenancy agreement at rentmanager.nz/upload-agreement (your myRent PDF, or any signed agreement) and we read it and set up the property, tenant, rent, bond and dates for you. Then you claim your free account and carry on from there.
If you do not create an account, we delete the uploaded file within 30 days.
