Property management companies serving Whanganui.
Weekly rents in Whanganui currently range from $420 to $590 across its suburbs, as of July 2026, based on MBIE Tenancy Services bond-lodgement data.
Property management fees in Whanganui typically range from 7-10% of weekly rent plus GST, plus a letting fee of around 1 week rent when a new tenant is placed. With Whanganui's lower weekly rents, the percentage fee is smaller in dollar terms than in the main centres, but letting fees and maintenance markups still add up, which is why many local landlords with one or two properties choose to self-manage.

Whanganui
Whanganui sits at the mouth of the Whanganui River in the Manawatu-Whanganui region, a heritage town with one of the best-preserved Victorian and Edwardian main streets in the country and a strong arts and creative scene. For years it was one of the most affordable places to buy a rental in the lower North Island, and that affordability has drawn a steady stream of out-of-town investors priced out of Wellington and Palmerston North. Rents have climbed quickly off a low base as a result. The per-suburb medians below show how the town's areas compare.
The Whanganui River (Te Awa Tupua) is central to the town's identity: under the Te Awa Tupua Act 2017 it became the first river in the world granted legal personhood, recognising it as a living whole from the mountains to the sea. On the education side, UCOL runs a Whanganui campus, and the Whanganui School of Design has a national reputation for glass and ceramics, feeding the studios at New Zealand Glassworks. Students, creatives, families and a growing number of retirees and remote workers make up the rental pool, alongside tenants who have moved out from more expensive centres.
Whanganui sits on State Highway 3 between New Plymouth and Palmerston North, with State Highway 4 running north up the river valley towards the central plateau. Palmerston North and its airport are about an hour away by road, and Whanganui Airport at the south end of town runs scheduled flights to Auckland. The town is flat and compact, so most suburbs are an easy drive or cycle from the centre, which keeps a wide spread of areas within reach for tenants.
For landlords, Whanganui has offered some of the stronger yields in the lower North Island: low entry prices against rents that have risen sharply in recent years. The same Healthy Homes Standards and Residential Tenancies Act rules apply as everywhere in New Zealand, and a good share of the housing stock is older, so heating and insulation compliance matters here. The property managers above cover the town and the wider Manawatu-Whanganui region; if you would rather self-manage, RentManager tracks rent, arrears, inspections and Healthy Homes compliance for you.

Weekly rents in Whanganui currently range from $420 to $590 across its suburbs, as of July 2026, based on MBIE Tenancy Services bond-lodgement data.
Property managers in Whanganui typically charge 7-10% + GST of weekly rent, plus a letting fee of 1 week rent when placing a new tenant.
A typical Whanganui rental sits around $520/week. At an 8% management fee that is about $42/week, roughly $2,160 a year. Add the letting fee (commonly 1 week rent, so around $520 each time a tenant changes), routine inspection fees ($75-100 each, usually 3-4 a year), and maintenance markups (often 10-15% on top of every tradie invoice), and the real annual cost lands closer to $3,000-4,000 per property before any actual repairs. On Whanganui's lower rents, that fixed overhead eats a bigger share of your return than it would in Auckland or Wellington.
I have four Auckland rentals and self-manage all of them. The maths is even more compelling in a town like Whanganui, where the rent is lower but the management overhead is much the same - as long as you are willing to field the calls and understand the Residential Tenancies Act.
Most management agreements require 30-90 days written notice to terminate, so check your contract for the notice period and any fixed initial term. Once notice is served, the handover is more straightforward than most landlords expect:
The main friction is the notice period, not the transition itself. Once notice is served, most outgoing managers cooperate without issue.
RentManager NZ was built because I wanted a tool I could actually use for my own properties without paying someone else thousands a year. Rent tracking via open banking, bond lodgement, inspection scheduling, Healthy Homes compliance reminders, and Tenancy Tribunal arrears schedules - from $9/month. On Whanganui rents, that is a fraction of what a percentage fee plus letting fee would cost you.
