Lower Hutt sits at the mouth of the Hutt Valley in the Wellington region, spread across the flat land either side of Te Awa Kairangi, the Hutt River, where it meets the harbour. It is the larger of the two Hutt cities and a popular alternative to central Wellington: the same easy commute into the capital, more standalone houses with off-street parking and a yard, and rents that generally sit below the inner city. Lower Hutt has an unusually strong science and technology base for its size. The Gracefield research precinct is home to GNS Science and Callaghan Innovation, which between them anchor a cluster of research and advanced manufacturing jobs. WelTec (the Wellington Institute of Technology) has its main campus in Petone, adding steady student and apprentice demand. On top of that, a large share of working tenants commute into Wellington each day, so demand here tracks the capital's public service and professional jobs as much as the local ones.
The valley runs on rail. The Hutt Valley Line carries commuters from Petone, Waterloo and Taita into Wellington Station in roughly 20 to 35 minutes, with Metlink buses feeding the stations and serving Wainuiomata and Eastbourne. State Highway 2 runs down the western side of the river into the city. That rail and motorway link into the Wellington CBD is the single biggest driver of demand here: tenants priced out of the central suburbs get a house and a short commute for less.
