Moving to Timaru, or renting one out?

Timaru is the main town of South Canterbury, a port city on the east coast roughly halfway down State Highway 1 between Christchurch and Dunedin. It is built above Caroline Bay, with a working harbour at its centre and a farming hinterland that drives much of the local economy. Rents here are among the most affordable of any sizeable New Zealand town, which makes Timaru a steady, yield-focused market rather than a capital-growth one. Who rents and the local economy

Timaru's economy runs on agriculture and food processing: dairy, sheep and arable farming across the Canterbury plains, meat and produce processing in and around the town, and the export trade through PrimePort Timaru, the deep-water port that ships logs, fertiliser, seed and refrigerated cargo. The Ara Institute of Canterbury runs a Timaru campus, which adds some student demand, but the rental market is driven mostly by working families, port and processing staff, and people drawn by the lower cost of living compared with the main centres.

Getting around

State Highway 1 runs straight through Timaru, putting Christchurch about two hours north and Oamaru and Dunedin to the south. Richard Pearse Airport, just north of the town, handles limited domestic flights, with Christchurch Airport the nearest full-service hub. What Timaru property management actually costs

On a $475/week Timaru rental at 8%, management fees come to $38/week, around $1,976 a year. Add a letting fee of roughly one week's rent ($475) each time a tenant changes, inspection fees ($75-100 a visit, usually 3-4 a year), and a maintenance markup (commonly 10-15% on top of every tradie invoice), and the real annual cost lands closer to $3,000-4,000 per property before any significant repairs.

I have four Auckland rentals and self-manage all of them. On a lower-rent town like Timaru the percentage fee is smaller in dollar terms, but so is the rent, so the maths matters even more: a fixed $9/month tool keeps a much larger share of a $475 week in your pocket than a percentage manager does.

Five questions to ask before you sign

  1. What is your letting fee, exactly? Most Timaru managers charge around one week's rent when a new tenant is placed. On a $475/week property that is $475 every tenancy change. Get the figure in writing.
  2. Do you add a markup to maintenance invoices? Industry standard is 10-15% on top of tradie quotes. Ask whether it applies, ask for it to be waived, or at minimum ask to approve any job over $300 before it proceeds.
  3. How do you handle Healthy Homes compliance? Timaru's older housing stock often needs insulation and heating work to meet the standards. Ask exactly what they document and what they do when a property falls short.
  4. How quickly do you act on rent arrears? Ask for their policy in writing: how many days overdue before they notify you, and how many before they file with the Tenancy Tribunal. The longer a manager waits, the deeper the hole gets.
  5. What are the notice periods on this agreement? For you to exit, and for them to terminate. Some management agreements have 30-90 day exit clauses or a fixed initial term. Know what you are signing before you sign it.

How to switch property managers in Timaru

Most management agreements require 30-90 days written notice to terminate. Check your contract for any fixed initial term as well. Once notice is given, the transition is more straightforward than most landlords expect:

  • Your new manager, or you directly, will contact the tenant. Under the Residential Tenancies Act s.47 you must give the tenant written notice of who the new contact is and where to pay rent.
  • The bond held by Tenancy Services stays with the tenancy. It does not need to be re-lodged when you change managers.
  • Request the full tenant file from the outgoing manager: the original application, references, all inspection reports, and the maintenance history. You are entitled to these.

The main friction is the notice period, not the handover itself. Once notice is served, most outgoing managers cooperate without issue.
