Moving to Queenstown, or renting one out?

Queenstown sits on the shore of Lake Wakatipu in Central Otago, ringed by the Remarkables and Coronet Peak, and it runs on tourism. That single fact shapes everything about the rental market: demand is intense, supply is tight, and rents are among the highest in the country. A lot of the housing stock is tied up in holiday homes and short-term Airbnb-style lets, which pulls long-term rentals off the market and pushes weekly rents well above what the local wage base alone would suggest. Who rents and who employs

There is no university here, so this is not a student market. It is a workforce one. Queenstown's economy is built on hospitality, hotels, ski fields, adventure tourism and construction, and those industries run on a large seasonal workforce that swells the town every winter and summer. That seasonal churn drives steady, sometimes desperate, rental demand: workers regularly sign leases sight-unseen just to secure a roof. Major employers are the resorts, the ski operators at Coronet Peak and the Remarkables, the hotel groups, and the airport.

Getting around

Queenstown Airport (ZQN) at Frankton is one of New Zealand's busiest, with direct trans-Tasman flights feeding the visitor economy year round. State Highway 6 and SH6A link the town centre to Frankton, the airport and on to Cromwell and Wanaka, and the Orbus network runs the main routes. Frankton has become the practical hub for everyday living and is where much of the newer rental stock and several property managers are based.

What Queenstown property management actually costs

Queenstown rents are the headline number that makes a percentage fee bite. On a $750/week long-term rental at 8%, management fees come to $60/week, around $3,120 a year. Because the fee is a percentage of rent, Queenstown's high rents mean you pay more in dollar terms than a landlord in Dunedin or Hamilton would for the same service. Add the letting fee (typically around 1 week rent, so $750 when a tenant changes), inspection fees ($75-100 each), and maintenance markups (commonly 10-15% on tradie invoices), and the real annual cost lands at $4,500-6,500 per property before any significant repairs.

I have four Auckland rentals and self-manage all of them. The maths works even harder in your favour in Queenstown, because the percentage fee is calculated off a much higher rent. The trade-off is the seasonal market: if you would struggle to field a midnight call from a hospitality worker on a split shift, a manager earns their keep here.

Five questions to ask before you sign

  1. Do you manage long-term rentals, or mostly holiday lets? Many Queenstown managers run short-term Airbnb-style portfolios where the economics and rules are completely different. If you want a stable long-term tenant, confirm that is their actual focus, not a sideline.
  2. How do you handle the seasonal workforce? A lot of Queenstown tenants are seasonal hospitality and ski staff. Ask how they screen income that is seasonal or commission-based, and how they manage the turnover that comes with it.
  3. What is your letting fee, exactly? On a $750/week Queenstown property, a 1-week letting fee is $750 every time a tenant changes. In a town with high churn, that adds up. Get the figure and when it is charged in writing.
  4. Do you add a markup to maintenance invoices? Industry standard is 10-15% on top of tradie quotes, and trades are expensive and stretched in the resort. Ask whether it applies, ask for it to be waived, or at minimum ask to approve any job over $500 first.
  5. What are the notice periods on this agreement? For you to exit and for them to terminate. Some management agreements carry 90-day exit clauses or fixed initial terms. Read it before you sign it.

How to switch property managers in Queenstown

Most management agreements require 30-90 days written notice to terminate, and some carry a fixed initial term. Once notice is given, the transition is more straightforward than most landlords expect:

  • Your new manager (or you directly) will contact the tenant. Under the Residential Tenancies Act s.47, you must give the tenant written notice of who the new contact is and where to pay rent.
  • The bond held by Tenancy Services stays with the tenancy. It does not need to be re-lodged when you change managers.
  • Request the full tenant file from the outgoing manager: the original application, references, all inspection reports, and the maintenance history. You are entitled to these.

The main friction is the notice period, not the handover. Once notice is served, most outgoing managers cooperate without issue.
