Who rents and where they work

Marlborough is the heart of New Zealand's wine industry, famous worldwide for its Sauvignon Blanc, and the vineyards and wineries on the Wairau Plains are the region's biggest source of work. That creates steady year-round rental demand from permanent staff plus a seasonal surge of viticulture and horticulture labour during pruning and vintage. The Nelson Marlborough Institute of Technology (NMIT, part of Te Pukenga) runs a Marlborough campus in Blenheim, including a viticulture and winemaking school, which adds a smaller layer of student tenants. Aviation is part of the local fabric too, with the Omaka aerodrome, the Omaka Aviation Heritage Centre and the Classic Fighters airshow on the edge of town.

Getting around

Blenheim is flat and small, so most trips are short by car or bike. What Blenheim property management actually costs

The 8% headline rate on a $500/week Blenheim rental works out to $40/week, about $2,080 a year. That sounds manageable. But add the letting fee (typically around 1 week rent, so $500 when a new tenant is placed), routine inspection fees ($75-100 each, usually 3-4 a year), and maintenance markups (commonly 10-15% on top of every tradie invoice), and the real annual cost sits closer to $2,800-4,000 per property before any actual repairs. Marlborough's seasonal labour cycle can mean more tenant turnover than a settled family suburb, which pushes the letting-fee total up.

I have four rentals and self-manage all of them. The maths only works if you are genuinely willing to field calls and understand the Residential Tenancies Act, but for a lot of landlords, it does work.

Five questions to ask before you sign

  1. What is your letting fee, exactly? Most Blenheim managers charge around 1 week rent. On a $500/week property that is $500 every tenant change, so confirm the figure and when it applies in writing before you sign.
  2. Do you understand the seasonal rental cycle here? Demand from vineyard and viticulture workers lifts around vintage. Ask how the manager handles short-term and seasonal tenancies, and whether they market into that demand or just wait for applications.
  3. Do you add a markup to maintenance invoices? Industry standard is 10-15% on top of tradie quotes. Ask whether it applies, ask for it to be waived, or at minimum ask to approve any job over $300 before it proceeds.
  4. How quickly do you act on rent arrears? Ask for their policy in writing: how many days overdue before they notify you, and how many before they file with the Tenancy Tribunal. The longer a manager waits, the deeper the hole gets.
  5. What are the notice periods on this agreement? For you to exit, and for them to terminate. Some management agreements have 90-day exit clauses or fixed initial terms. Know what you are signing before you sign it.

How to switch property managers in Blenheim

Most Marlborough management agreements require 30-90 days written notice to terminate. Check your contract for any fixed initial term as well, since some will not let you exit in the first 12 months without penalty.

Once notice is given, the transition is more straightforward than most landlords expect:

  • Your new manager (or you directly) will contact the tenant. Under the Residential Tenancies Act s.47, you must give the tenant written notice of who the new contact is and where to pay rent.
  • The bond held by Tenancy Services stays with the tenancy. It does not need to be re-lodged when you change managers.
  • Request the full tenant file from the outgoing manager: the original application, references, all inspection reports, and the maintenance history. You are entitled to these.

The main friction is the notice period, not the handover itself. Once notice is served, most outgoing managers cooperate without issue.
