Bond Transfers in NZ: Change of Landlord and Tenant Steps

When a landlord, property manager, or tenant changes during an NZ tenancy, the bond record must be updated within 10 working days; since 29 June 2026 these transactions are handled online through Bond Hub or integrated property management software rather than the retired paper forms.

A bond transfer changes the people recorded against an existing bond. It is not a refund and it does not automatically replace the tenancy agreement. Update both the agreement variation and the Tenancy Services bond record.

Change of landlord

Either the outgoing or incoming landlord can start the Bond Hub request. Have the other landlord's name and email, the transfer date, and the BN reference. The other party receives an email and has 12 days to agree or disagree. On completion, give tenants the new landlord's contact, service, and rent-payment details.

Change of tenant

When one tenant leaves but others remain, get written agreement from the landlord, departing tenant, incoming tenant, and continuing tenants as applicable. Record who contributed what to the bond. If everyone leaves, use a bond refund rather than a change-of-tenant transaction.
