RentManager talks to Xero

Rent payments, expenses and tenant contacts flow straight into your Xero organisation. Your accountant opens Xero and the rental is already there.

A note from Nick, who built this

I self-manage my own four rentals and I do not personally use Xero - my own accounting stays simple enough without it. I built this integration anyway, because most landlords with a few properties have an accountant, and the accountant lives in Xero. This is the handover I would want if I gave my books to someone else.

What flows into Xero

Rent payments become invoices

Every rent payment you match in RentManager is pushed to Xero as a paid sales invoice, against the right tenant and property.

Expenses become bills

Repairs, rates, insurance and the rest become bills in Xero, with the category kept intact for your IR3R.

Tenants become contacts

Add a tenant in RentManager and they appear as a Xero contact, so the invoices have somewhere to land.

It works both ways

When an invoice is marked paid in Xero, RentManager hears about it through a webhook and records the payment. Supplier bills that reach your Xero inbox, including Peppol e-invoices, are matched back to your tradies and turned into expenses. You are not retyping numbers between two screens.

How it works

Connect once

Open Accounting, choose Xero, and sign in. It is standard Xero OAuth, so RentManager never sees your Xero password.

It syncs as you work

There is no sync button to remember. New payments and expenses reach Xero within seconds of you entering them.

Your accountant takes it from there

At tax time the rental income and expenses are already in Xero, coded and dated. No shoebox, no spreadsheet handover.
