RentHQ Alternative NZ: Which Property Management Software Fits a Small Landlord?

Nick Georgiev ·

Quick question - are you reading this as a:

RentHQ is a broad cloud property-management system with agency features such as disbursements, trust accounting, client logins and commercial-property support. RentManager is focused on NZ landlords with one to ten properties who want rent matching, arrears, inspections, compliance and bond records in a simpler fixed-price workflow.

Choose from the workflow you actually need: RentHQ for agency-style operations and broader portfolio administration, or RentManager for a small landlord who wants to self-manage with less weekly data entry. Try RentManager with a real demo before deciding.

RentHQ and RentManager solve overlapping problems, but they are aimed at different operating shapes. RentHQ describes a broad cloud system for landlords and professional property managers. RentManager is built around the weekly job of a New Zealand landlord managing a small portfolio personally.

Which RentHQ alternative fits a small NZ landlord?

Start with the work, not the brand. If you need agency disbursements, trust-account reporting, owner portals, contractor logins, commercial property support and mobile inspections, RentHQ has the broader surface area. If you own one to ten residential properties and want the shortest path from bank statement to matched rent, arrears status, inspection evidence, Healthy Homes records and bond evidence, RentManager is the more focused fit.

When is switching from RentHQ worth considering?

Switching can make sense when you are using only a small part of a broad system, the recurring price no longer matches the size of your portfolio, or the weekly task is still manual bank-to-rent reconciliation. It is less likely to make sense if you rely on trust accounting, owner disbursements, commercial rents or a large agency team. Those are real requirements, not reasons to change tools casually.

What should you check before moving?

  1. Export your properties, tenants, tenancy dates, rent schedules, transactions and documents.
  2. Confirm how historical balances and bond references will be represented.
  3. Test one live tenancy and one partial or late payment before moving the whole portfolio.
  4. Keep the original export and signed agreements as your audit copy.

RentManager can read an existing signed tenancy agreement and use it to set up the property, tenant, rent and bond details. Start with the agreement upload, then inspect the generated record before importing your bank history.

The short answer

RentHQ is the broader agency platform. RentManager is the narrower small-landlord workflow. The right choice depends on whether you are paying for agency machinery you use, or trying to remove the few repetitive tasks that make self-management feel like a second job. Open the RentManager demo with real data and compare the weekly workflow for yourself.

It is general information to help you understand your options, not legal, tax, or financial advice, and RentManager is not your lawyer or accountant. Rules change and every tenancy is different - check your own situation with Tenancy Services, the IRD, or a professional before you act on it.
