Thinking of switching?
Switch property management software at your pace
Keep your current manager while you set up. Review details extracted from your agreement, then create your account and import rent transactions separately. Take over only when your records and handover are ready.

What you can bring across
Agreement: upload a myRent PDF or another signed tenancy agreement. RentManager extracts proposed property and tenancy details. Review and correct them before creating the record.
Rent history: after creating your account, import a bank transaction CSV. Preview and confirm the transactions, then match them to the right tenancy. This is not a full myRent account or data migration. Supported Xero bank feeds are available on Standard and higher plans; direct CDR feeds are not available.
Before ending your current arrangement, check the tenancy, rent schedule, bond and contact details against your source records. Setup effort varies with the number and condition of your records. Keep your current manager in place until you are satisfied the handover is ready.
Compare monthly software prices
A public-price snapshot for the core monthly subscription at common portfolio sizes. Prices shown include GST.
| Properties | myRent subscription | RentManager plan | RentManager per month |
|---|---|---|---|
| 1 | $23.00 | Starter | $9.00 |
| 2 | $33.35 | Standard | $19.00 |
| 5 | $64.40 | Standard | $19.00 |
| 10 | $109.25 | Standard+ | $29.00 |
myRent amounts use its advertised $20 + GST first-property price, $9 + GST per additional property through nine, and $95 + GST cap for ten or more. RentManager prices include GST and reflect plan limits: Starter 1 property, Standard up to 5, Standard+ up to 10. Feature bundles differ. This excludes optional myRent Hands-Free collection ($15 + GST per property per month), advertising, tenant checks, and other one-off or optional charges. Verify current prices and fit before switching.
Room-by-room fit: RentManager counts each active room record as one property, so five separately recorded rooms at one address use five plan slots and fit Standard at $19/month including GST. This table follows myRent's current pricing page. Its Terms show a different older fee schedule and define properties by address or tenancy agreement, without clearly explaining every room-by-room setup. Treat this comparison as indicative and confirm how your agreements count with myRent before deciding. Feature bundles differ, and Hands-Free collection is optional and extra.
Competitor pricing checked 30 September 2026. The current pricing page and Terms show different fee schedules. Prices can change, so confirm a current quote before deciding. myRent management pricing myRent Terms

Fixed monthly plans, never a percentage of rent
Choose the plan that fits your portfolio. You pay a fixed monthly price, with no percentage of rent and no surprise letting fee from us.
Bank matching that actually works
Import a bank CSV, review the preview and confirm the transactions before matching them to a tenancy. Supported Xero bank feeds are available on Standard and higher plans. Direct Open Banking (NZ CDR) is not available.
Core rental workflows together
Manage property, tenancy, rent, expense, document, arrears, notice, compliance and report records in one account. You may still need other tools for parts of your workflow.
Tools for NZ tenancy workflows
Manage tenancy notices, Healthy Homes records, bond tasks and arrears evidence in one place. Check that the selected notice and dates fit your situation before sending.
Core application hosted in Auckland
Core application data is hosted in AWS Auckland (ap-southeast-6). Bank tokens are encrypted at rest. See Data and security for information about service providers and data processing.
Cancel anytime
Download an account archive and use specific CSV, OFX or PDF exports where available. Check the included records and documents before planning a move. After cancellation, account data remains available for 30 days.
Voice dictation on every inspection
Tap the mic and dictate using your browser's speech recognition. RentManager does not receive or store the audio. Availability and audio processing depend on your browser and device.
What changes when you self-manage?
The table above compares monthly software subscriptions. Before switching, also check your current agreement, the plan limits and the work you will take on yourself.
Rent goes straight to your account
See each payment, match it to the right tenancy, and keep a clear arrears history. Your tenant still pays rent the way you agree; RentManager gives you the record and reminders to stay on top of it.
Keep the relationship with your tenant
You decide how viewings, maintenance, renewals, and notices are handled. Use one record for tenant messages, documents, inspections, and the next action instead of searching across email and folders.
See the rent and dates yourself
Rent schedules, payment matching, arrears, bond status, and notice dates stay together. You can check what is due and what needs attention without waiting for a monthly statement.
Compare the software subscription
The table above compares published monthly subscription prices for common property counts. Check the current plan limits and optional charges, then compare the total with your management agreement. Self-management also means taking responsibility for the tasks your property manager handles today.
Tools for self-managing NZ rentals
RentManager brings rent tracking, compliance reminders and rental records together, with an income and expense summary to help prepare IR3R figures. Review source records and missing information with your accountant. Setup and ongoing work depend on your records and workflow.
Are you a property manager?
