How we calculate this

We ingest MBIE's official Market Rent statistics, which are drawn from every bond lodged with Tenancy Services. Because a bond is lodged for essentially every new tenancy, this is the most complete rent dataset in New Zealand, and it reflects rents that were actually agreed rather than what a listing asked for. We refresh it monthly.

How to read the data

These figures describe newly lodged bonds, not every existing tenancy or current asking rent. The median is the middle observed rent, so it is not the same as an average. MBIE randomly rounds counts and suppresses small samples. We also omit severe bedroom-level inversions that are likely classification artefacts. Territorial-authority figures cover the named district and should not be treated as a suburb estimate.
