How much notice do I need for persistent arrears or anti-social behaviour?

14 days' notice

This is the shortest termination notice in the Act, and the only one that requires a Tenancy Tribunal order before it can be served.

Notice periods run from the day after service, plus one buffer day so this date is never short.

This ground requires a Tenancy Tribunal order first - a landlord cannot serve this notice on their own initiative. See s.55A (persistent arrears) or s.54 (anti-social behaviour) of the Residential Tenancies Act 1986.
