Christchurch Rent Update for Q3 2026: July Snapshot and Annual Trend

The latest monthly bond data for Christchurch City shows a median weekly rent of $550 in July 2026. The rolling-year figures below cover an earlier period. The latest complete rolling-year median, to April 2026, was $550, unchanged from a year earlier; bond lodgements fell from 4,422 to 3,924.

The July MBIE monthly bond file is the newest city snapshot. Its median is for bonds lodged during July, while the bedroom breakdown below comes from the latest complete rolling 12-month series, ending 30 April 2026.

The complete annual picture

The all-dwelling median was $550, compared with $550 a year earlier. Bond counts are new tenancies lodged over each rolling-year period.

What tenants pay and landlords ask

The official medians describe rents agreed when bonds were lodged. Asking rents are a separate sample of priced listings. The gap is the bond median minus the listing median; four-bedroom asking prices are excluded because negotiation-only ads skew that sample.

Across these three bedrooms, the numbers are close in some segments and farther apart in others. This is a comparison between an annual bond series and a listing snapshot, not a claim that each asking price becomes the agreed rent.

What changed, and whose market is it?

Christchurch City's all-dwelling annual median held at $550. Bond lodgements fell from 4,422 to 3,924, down 11.3%, the largest turnover drop of these three centres. The one-bedroom apartment median rose $10, the two-bedroom house median eased $5, and three and four-bedroom house medians rose $30 and $50 respectively. The one-bedroom apartment count is small at 81.

Verdict: The overall market is balanced, with a firmer signal for family houses. Citywide rent was flat and fewer bonds were lodged, but three and four-bedroom house medians rose. The asking sample is lower than the recorded bond median for one and three-bedroom homes and equal for two-bedroom homes. Tenants still have options, especially outside the best family-house groupings; landlords should distinguish a tidy family home from older or less competitive stock.

About this data

The full-year MBIE values are medians for bonds lodged in the year to 30 April 2026 and the year to 30 April 2025. The July monthly figure is a separate measure and cannot be compared directly with the rolling-year median. Asking rents are medians from RentManager's priced TradeMe rental snapshot; the latest listing observation available is 6 June 2026, not September. One-bedroom rents use apartments only because the MBIE one-bedroom house category has a known classification artefact. The Christchurch one-bedroom apartment figure uses 81 bonds, so it is less stable than the other bedroom groups. Suburb labels combine multiple neighbourhoods.
