Auckland Rent Update for Q3 2026: July Snapshot and Annual Trend

The latest monthly bond data for Auckland shows a median weekly rent of $640 in July 2026. The rolling-year figures below cover an earlier period. The latest complete rolling-year median, to April 2026, was $635, with 16,152 bonds lodged, down from $650 and 17,967 a year earlier.

July's monthly MBIE bond file is the newest city snapshot. Its median is for bonds lodged during that month; the bedroom detail below is the separate rolling 12-month series, whose latest complete main-centre period ends 30 April 2026.

The complete annual picture

The all-dwelling median was $635, compared with $650 a year earlier. Bond counts are new tenancies lodged over each rolling-year period.

What tenants pay and landlords ask

The official medians describe rents agreed when bonds were lodged. Asking rents are a separate sample of priced listings. The gap is the bond median minus the listing median; four-bedroom asking prices are excluded because negotiation-only ads skew that sample.

Across these three bedrooms, the numbers are close in some segments and farther apart in others. This is a comparison between an annual bond series and a listing snapshot, not a claim that each asking price becomes the agreed rent.

What changed, and whose market is it?

Auckland's all-dwelling annual median eased from $650 to $635, a 2.3% fall. New bonds recorded in the rolling year fell from 17,967 to 16,152, down 10.1%. Fewer new bonds point to slower turnover and more tenants staying put. The apartment one-bedroom and house two-bedroom medians edged down, while three and four-bedroom house medians were unchanged.

Verdict: The evidence is mixed, so this is a balanced market with a slight easing signal. Annual rents softened and current asking medians sit within about 4% of the bond medians for one to three bedrooms, while fewer bonds were lodged. For tenants, compare a specific home with current listings before agreeing a renewal. For landlords, keeping a reliable tenant may matter more than testing an ambitious increase.

About this data

The full-year MBIE values are medians for bonds lodged in the year to 30 April 2026 and the year to 30 April 2025. The separate monthly figure is for July 2026 and is not directly comparable with a rolling-year median. Asking rents are medians from RentManager's priced TradeMe rental snapshot; the latest listing observation available is 6 June 2026, so it is not a live September scrape. One-bedroom rents use apartments only because the MBIE one-bedroom house category contains a known classification artefact. The suburb labels combine several neighbourhoods and are not single-suburb estimates. Small samples, especially Christchurch one-bedroom apartments, should be read cautiously.
