Auckland Rental Market: What Landlords Are Charging Right Now (March 2026)
I track rental listings across New Zealand as part of building RentManager. We analyse publicly listed rental properties to give our users market rent comparisons, so they know whether their rent is competitive. Here's what the data shows for Auckland right now.
This is based on over 9,200 active Auckland rental listings in March 2026. Not a survey. Not a sample. Actual asking rents from real listings.
Auckland Overview
The average asking rent across all Auckland rentals is $647 per week. That covers everything from a one-bedroom apartment in the CBD to a five-bedroom house in Flat Bush.

Three-bedroom homes are the most common rental type in Auckland, making up about a third of all listings. The jump from 2-bed to 3-bed is about $77 per week. From 3-bed to 4-bed, it's $84.
Where Are Rents Highest?
Premium suburbs command significantly more than average:
- Remuera: 3-bed at $854/week (53 listings)
- City Centre: 3-bed at $766/week (91 listings)
- Mount Eden: 3-bed at $742/week (48 listings)
- Mount Roskill: 3-bed at $694/week (47 listings)
- Mount Wellington: 3-bed at $693/week (94 listings)
City Centre is interesting - one-bedroom apartments average $463/week (416 listings), which is the highest volume of any suburb-bedroom combination in Auckland. Two-bedroom CBD apartments average $619/week (381 listings). If you own an apartment in the CBD like I do, these numbers are useful for benchmarking your own rent.
Where Are Rents Most Affordable?
- Te Atatu South: 3-bed at $579/week (51 listings)
- Massey: 3-bed at $587/week (62 listings)
- Glen Eden: 3-bed at $598/week (56 listings)
- Manurewa: 3-bed at $648/week (137 listings)
- Papatoetoe: 3-bed at $648/week (120 listings)
- Papakura: 3-bed at $650/week (110 listings)
South Auckland has the highest volume of available rentals, with Manurewa, Papatoetoe, and Papakura each having over 100 active 3-bedroom listings.
How Auckland Compares Nationally

Otago actually edges out Auckland on average, which is almost entirely driven by Queenstown and Wanaka rents. Wellington is about $53/week cheaper than Auckland. Canterbury is about $86/week cheaper.
December 2025 vs March 2026: What Changed
We also track historical listing data, which gives us a Dec vs March comparison. A few things stand out:
Rents that rose:
- Auckland Central 2-bed: Dec $595/week, March $626/week (+$31)
- Mount Roskill 3-bed: Dec $733/week, March $785/week (+$52)
- Flat Bush 3-bed: Dec $715/week, March $753/week (+$38)
- Mount Wellington 3-bed: Dec $667/week, March $698/week (+$31)
Rents that softened:
- Te Atatu South 3-bed: Dec $702/week, March $660/week (-$42)
- Manurewa 2-bed: Dec $571/week, March $537/week (-$34)
Overall the trend is flat to slightly up across Auckland. No dramatic moves either way, which is typical for Q1 when the market absorbs new tenants arriving for the year.
What This Means for Landlords
If your rent is significantly below these averages for your suburb and bedroom count, you might be leaving money on the table. If you're above, your property better justify it.
A few things I've noticed from managing my own four apartments in Auckland CBD:
Vacancy matters more than top dollar. I'd rather rent at $450/week and have zero vacancy than ask $500/week and have a month empty. One month vacant on a $500/week property costs you $2,000 - that's 40 weeks of the $50/week difference.
Market data helps with rent increases. When I send a 90-day rent increase notice, I reference the market data. "The median for a 1-bedroom in Auckland CBD is currently $463/week. Your current rent is $420. I'm proposing $450." That's a reasonable conversation backed by data, not a confrontation.

Data Source
This analysis is based on publicly listed rental properties across New Zealand from multiple listing platforms. We collect asking rents, property type, bedroom count, suburb, and region. The data is refreshed regularly. Current data covers over 21,000 active rental listings as of March 2026, with historical comparison data going back several years.
We plan to publish this data quarterly so you can track trends over time.
