Thinking of switching?
Switch property management software at your pace
Keep using myRent or your current setup while you prepare. Review details extracted from your agreement, then create your account and import rent transactions separately. Take over only when your records and handover are ready.

What you can bring across
Agreement: upload a myRent PDF or another signed tenancy agreement. RentManager extracts proposed property and tenancy details. Review and correct them before creating the record.
Rent history: after creating your account, import a bank transaction CSV. Preview and confirm the transactions, then match them to the right tenancy. This is not a full myRent account or data migration. Supported Xero bank feeds are available on Standard and higher plans; direct CDR feeds are not available.
Keep a copy of your myRent income and expense report or transaction CSV with your source records. This is separate from RentManager's bank transaction CSV import and does not automatically transfer your myRent account or records. Read the myRent export guide.
Download a rent statement for each tenancy as a PDF or CSV and keep it with your handover records. Use it to check rent history and the opening balance. Do not upload it as a bank transaction CSV because its format has not been verified for import. See myRent's rent statement guide.
Before changing your current setup, check the tenancy, rent schedule, bond and contact details against your source records. Setup effort varies with the number and condition of your records. Keep your existing listing and tenant-payment arrangements in place until you are satisfied the handover is ready.
Compare software subscription prices
A public-price snapshot for the core subscription at common portfolio sizes. Prices include GST. Monthly prices are 12 separate payments, paid each month. The RentManager annual price is one upfront payment for the year. myRent is shown at its advertised monthly rate.
| Properties | myRent per month | RentManager plan | RentManager per month | RentManager per year, paid upfront |
|---|---|---|---|---|
| 1 | $23.00 | Starter | $9.00 | $90.00 |
| 2 | $33.35 | Standard | $19.00 | $190.00 |
| 5 | $64.40 | Standard | $19.00 | $190.00 |
| 10 | $109.25 | Standard+ | $29.00 | $290.00 |
myRent amounts use its advertised $20 + GST first-property price, $9 + GST per additional property through nine, and $95 + GST cap for ten or more. RentManager prices include GST: Starter NZ$9/month for 1 dwelling slots, Standard NZ$19/month for up to 5 dwelling slots, and Standard+ NZ$29/month for up to 10 dwelling slots. Feature bundles differ. This excludes optional myRent Hands-Free collection ($15 + GST per property per month), advertising, tenant checks, and other one-off or optional charges. Verify current prices and fit before switching.
Room-by-room fit: RentManager groups unarchived room records for the same dwelling into one plan slot. Room numbers alone do not add slots; a distinct unit identifier can count as another dwelling. Standard covers up to 5 dwellings at NZ$19/month including GST. myRent uses its own property pricing rules, so confirm how your agreements are counted before comparing totals. Feature bundles differ, and Hands-Free collection is optional and extra.
One dwelling, two room records
This fictional example shows two separately managed room tenancies at one dwelling. The landlord has a room record, rent schedule and ledger for each. The tenant portal shows tenancies linked to that tenant profile, while the other tenant's room records remain separate.
| Room | Scheduled rent per week | Landlord records |
|---|---|---|
| Room 1 | $350.00 | Separate tenancy and rent ledger |
| Room 2 | $330.00 | Separate tenancy and rent ledger |
The example represents separate room tenancies. Flatting and owner-occupied board are different arrangements. The property record does not determine the legal category. These scheduled amounts do not prove that rent was received.
myRent pricing checked 24 October 2026 against its current management pricing page. Its Terms page still shows an older fee schedule. Prices can change, so confirm a current quote before deciding. myRent management pricing myRent Terms

What changes when you self-manage?
The table above compares listed software subscription prices. myRent is shown monthly; RentManager offers monthly or upfront annual billing. Before switching, also check your current agreement, the plan limits and the work you will take on yourself.
Rent goes straight to your account
See each payment, match it to the right tenancy, and keep a clear arrears history. Your tenant still pays rent the way you agree; RentManager gives you the record and reminders to stay on top of it.
Keep the relationship with your tenant
You decide how viewings, maintenance, renewals, and notices are handled. Use one record for tenant messages, documents, inspections, and the next action instead of searching across email and folders.
See the rent and dates yourself
Rent schedules, payment matching, arrears, bond status, and notice dates stay together. You can check what is due and what needs attention without waiting for a monthly statement.
Compare the software subscription
The table above compares subscription prices for common property counts, with the RentManager annual option paid upfront. Check current plan limits and optional charges, then compare the total with your management agreement. Self-management also means taking responsibility for the tasks your property manager handles today.
Tools for self-managing NZ rentals
RentManager brings rent tracking, compliance reminders and rental records together, with an income and expense summary to help prepare IR3R figures. Review source records and missing information with your accountant. Setup and ongoing work depend on your records and workflow.
