Download and install

Download the Windows installer and run it. It handles local HTTPS, browser trust, and port setup. No command line needed.

Open your browser

RentManager starts automatically and opens at https://rentmanager on your PC. Everything runs locally.

Get your license

From within the app, click to purchase. You are taken to our site, pay by card, and your license key arrives by email. Enter it to activate.

Under the hood

Database

SQLite, stored in %APPDATA%\RentManager\rentmanager.db. Standard file format, readable with any SQLite tool. No server process required.

Local HTTPS

The installer generates a private certificate authority and installs it into Windows. Your browser connects to https://rentmanager with a trusted certificate, entirely on your machine.

License key

Ed25519-signed credential. Verified at startup and periodically. If the license server cannot be reached, the app runs normally for 30 days before entering read-only mode.

Bank sync and Bond API

Routed through our accredited proxy. Our CDR and MBIE credentials stay on our servers. You access the features; we handle the regulated layer.

Backup

Copy or zip %APPDATA%\RentManager. The database and all uploaded documents are in that folder. No export wizard needed.

System requirements

Windows 10 (22H2 or later) or Windows 11. 512 MB RAM minimum. One-time admin elevation at install time for port setup and certificate trust; runs without admin rights after that.

Common questions

What happens if I stop paying?
Your license key enters read-only mode when the subscription ends. You can view all data, export everything, and open any document. Nothing is deleted or locked. Your data stays on your machine forever.
Can I migrate from the cloud version?
Yes. Export your data from the cloud version, run the self-hosted installer, and import. Contact us if you need help and we will walk you through it.
How do updates work?
RentManager checks for updates in the background. When one is available, a notification appears in the system tray. Updates install automatically when your PC is idle, typically in under 30 seconds with no data loss.
Is my data backed up automatically?
No automatic cloud backup. The database is a single file in %APPDATA%\RentManager. You can back it up by copying that folder to an external drive, a NAS, or any cloud storage you already use.
Can I move the app to a new PC?
Yes. Copy your RentManager data folder to the new machine, install the app, and enter your license key. Contact us if you need a machine transfer and we will reset the license for you.
Is the source code available?
The binary is compiled from the same codebase as the cloud version. Source is not publicly available, but we can provide a binary hash for security verification on request.
