Renting in New South Wales

New South Wales is Australia's most populous state and its biggest rental market, anchored by Greater Sydney and stretching out to substantial regional cities such as Newcastle, Wollongong, the Central Coast, and further-flung centres like Wagga Wagga, Albury and the Northern Rivers. Sydney is consistently one of the most expensive and tightly held rental markets in the country, while regional NSW is generally more affordable, so where a property sits in the state matters enormously.

Universities and who rents

NSW hosts some of Australia's largest universities, which concentrate student rental demand: the University of Sydney, UNSW and UTS in and around the inner city, Macquarie University in the north, and Western Sydney University across the growing western suburbs. The University of Newcastle and the University of Wollongong anchor strong markets in their own right.

Getting around

Transport for NSW runs the trains, metro, buses, light rail and ferries across the network, all on the Opal card, and the M4, M5 and other motorways carry Sydney's road traffic. Sydney Airport is the state's main international gateway. As in any large market, commute time and transport access are a major driver of where rents sit suburb to suburb.

The rental market and the rules

Residential tenancies in NSW are governed by the Residential Tenancies Act 2010 and overseen by NSW Fair Trading, with rental bonds held through Rental Bonds Online rather than a private agent's account.
